Camino Ramon Render

As an integral component of the evolving Bishop Ranch in San Ramon, Camino Ramon introduces a thoughtfully planned intergenerational residential community delivering more than 200 affordable homes, including 120 family-oriented units and 80 senior living units. As the first 100% affordable housing community within Bishop Ranch, the project marks a significant milestone for the Tri-Valley—demonstrating how affordability can be meaningfully integrated into a major mixed-use employment center. Camino Ramon advances the broader vision of transforming a traditional office park into a vibrant, mixed-use, and walkable neighborhood that integrates housing, employment, recreation, retail, and sustainable design.

Camino Ramon intentionally co-locates multifamily and senior housing within a cohesive site, fostering social connection while responding to the distinct needs of each resident population. Two architecturally related yet distinct residential buildings are organized around elevated podiums that overlook a shared central park—the social and spatial heart of the community. Active residential lobbies and shared amenity spaces are oriented toward this open space, reinforcing a strong relationship between architecture, landscape, and daily life. The podiums support community-serving amenities, including community rooms, after-school spaces, computer lab, fitness rooms, and supportive program spaces, which open directly onto tailored outdoor environments to strengthen indoor–outdoor connections and enhance resident well-being.

The project is prominently sited along the Iron Horse Trail, a 32-mile multi-use corridor that links neighborhoods, employment centers, schools, open space, regional trail systems, and public transportation. This strategic location strengthens Camino Ramon’s connection to the surrounding community while encouraging active transportation and outdoor recreation for residents of all ages.
