Habitat’s live-work-thrive campus is composed of two interconnected residential and office buildings in the heart of Los Angeles. Designed with sustainability and innovation at the forefront, this hub offers users a wide variety of amenities that promote wellness and community, and connects visitors to every type of transit.

In order to take full advantage of the temperate Los Angeles climate, the architectural design employs a terraced massing strategy that creates a fluid indoor-outdoor connection. The folding glass walls and floor to ceiling glazing enhance this further, and provide stunning panoramic city views and plentiful natural light. Biophilic design choices such as natural materials and colors, low-carbon concrete, and integrated landscaping help to reintroduce nature to the urban setting. By consistently focusing on horizontal layering, transparency, and textural contrasts, the campus presents a cohesive yet dynamic visual identity that balances its unique identity and its Southern California context.

The commercial office ecosystem embodies the creative energy where Culver City meets Los Angeles. This prime location of the site puts it within easy access to the bustling “Techtainment” Capital, with many high-profile businesses and enterprises having locations in close proximity. The terraced blend of indoor and outdoor spaces features 253,000 SF office space and 2,900 SF of ground floor retail and restaurant space. Boasting a variety of amenities including an inviting main reception desk, fitness center, bicycle storage room, and more, business tenants can feel confident their employees will thrive.

The residential side of this project seeks to embody California hospitality—an inviting, curated retreat designed for ease and elegance. Consisting of 260 units across 12 stories, amenities such as a fitness center, yoga studio, outdoor pool, bicycle storage, and a sky lounge with a terrace offering panoramic views all contribute to a culture of wellness and community. Thoughtfully integrated co-working spaces support 21st century workforces, while the proximity to multimodal transit makes commuting easy.

Located directly beside the La Cienega / Jefferson E Line Station, the Expo Line Bikeway and Ballona Creek Bike Path, Culver and LA Metro Bus Lines, and being situated on wide sidewalks with short walks to restaurants and grocery stores, easy car drop-off areas, and underground parking, all residents can access destinations near and far with as little friction as possible.

Habitat raises the bar for sustainability, targeting LEED Gold for the Residential and LEED Platinum for the Commercial building. The architecture incorporates features such as low-carbon concrete, solar energy system, water-efficient landscaping, on-site stormwater treatment & infiltration, and maximized natural light in order to ensure climate resilience and minimize resource demand. By integrating parks, walking trails, garden terraces, outdoor play spaces, and small landscaping moments, the project ensures that residents benefit from the green aspects of the design.

As the Architect-of-Record, the Steinberg Hart team leveraged its deep understanding of the site, the city, and typology – working closely with the design architect and client from Design Development – to translate the design vision into a fully realized, code-compliant built environment. This included overseeing the development of detailed construction documents, ensuring adherence to local building codes and regulations, managing the permitting process, and coordinating with consultants, engineers, and contractors throughout the construction process. The team’s efforts will ensure that the design intent is faithfully executed, so that Habitat can meet its ambitious goals for sustainability, functionality, and architectural excellence.
